Recently, I encountered a unique situation that perfectly illustrates my commitment to problem-solving on behalf of my clients.
In a recent transaction, I had the pleasure of assisting buyers who were searching for their dream home. The property they fell in love with was initially a for sale by owner listing, but with our proactive approach, we were able to secure an early contract and start negotiations with the sellers.
The home, though well-maintained, needed some repairs due to its vintage from the 1950s. However, the sellers, who were the children of the previous owners, were adamant about selling the property as-is, which is understandable in estate sales.
Knowing that the sellers were not willing to undertake any repairs, I had to explore alternative solutions to ensure my buyers could move forward with confidence. Typically, I would negotiate seller concessions to cover the repair costs. However, in this case, the buyers were utilizing a VA loan with 100% financing and assistance for closing costs. Requesting seller concessions would have resulted in excess funds being returned to the sellers, which wouldn’t benefit my clients.
After brainstorming with my team and consulting with the lender, we devised a creative solution. Instead of requesting seller concessions, we proposed that the sellers pay the contractor directly for the necessary repairs. This arrangement allowed the buyers to move forward with the purchase while ensuring that the repairs would be completed to their satisfaction after closing.
